Your house keeps a few secrets. Learn to read them early.

Seasonal checklists and plain-English guides that help US homeowners spot small problems before they become expensive repairs. Written for people who own a home, not people who fix them for a living.

The ten-minute walk-around

  1. Front door and lock Deadbolt throws fully, strike plate screws reach the framing, weatherstrip is intact.
  2. Window caulk Cracked or shrinking caulk on sunny sides is usually the first to fail.
  3. Outdoor faucet No drips. Before the first freeze, disconnect the hose and shut it off.
  4. Foundation and grading New cracks, and soil that slopes toward the wall instead of away.
  5. Downspout outlet Water should land several feet from the foundation, not at its base.
  6. Outdoor AC unit A couple of feet of clear space on every side so it can breathe.
  7. Gutters Clear, sloped toward downspouts, and not pulling away from the fascia.
  8. Roof surface From the ground with binoculars: missing, curled or bare shingles.
  9. Chimney flashing Metal at the roof joint should lie flat with no rust or gaps.
